We have been a family owned and operated business for 40 years. In 2022 I decided I wanted to take over my uncle’s construction business. My partner, Ross Beckman, and I established Schwab Builders LLC in 2022. In 2024, we established the trade name The Barndo Company as our business was evolving more into the residential market. As we began to grow my uncle’s business, we decided we wanted to expand to Putnam County, Ohio as Ross is from Ottawa, OH. God always has a plan and when your eyes are open enough it’s just amazing to watch all the pieces fall into place.


As a result, in 2024 we opened a secondary location at The Dumont on 202 W. Main Street in Ottawa. Our office is located on the 2nd floor suite 204. Ottawa and Putnam County have been amazing in helping my dream come true of continuing my uncle’s business into the next generation. It’s “Our DREAM to help you build YOUR dream”!

OUR PROCESS

1- CONSULTATION CALL

The first step in the process is to schedule a 30-minute consultation call with Nicole. During this call, we will review your current stage in the building process. Whether you are just starting to gather information or have purchased land and secured financing, Nicole will review the completed survey with you and help develop a plan for the next steps.

2- DESIGN CONSULTATION

During the design consultation, we begin by discussing any floor plans you may like or your list of essential features for your home. We will then sketch these ideas on graph paper and enter the initial design into our 3D program to provide an estimated cost. We will discuss how these designs fit within your budget and financial approval. The design process may involve several in-person meetings at the Ottawa office and, if preferred, an appointment with a recommended architect to design the interior of your home.

3- FINAL DESIGN AND BUILDING CONTRACT

The final meeting involves reviewing the design in detail as we prepare to submit the project to our Wick Buildings partners. At this time, a building contract will be signed with The Barndo Company, along with a 50% down payment. This submission allows us to assign the project to an engineer who will ensure the building meets the Revised Code for your state. Once submitted, it could take 6-12 weeks for the building to be delivered.

IS A BARNDOMINIUM CHEAPER THAN A STICK BUILT HOUSE?

A barndominium is generally more affordable than a traditional stick-built home due to its simpler construction, lower labor costs, and faster build time. However, costs can be similar depending on interior finishes, insulation needs, and customizations. On average, a basic barndominium can be 10-30% cheaper, but high-end features can make prices comparable to a conventional home.

HOW MUCH DOES IT COST TO BUILD?

Roughly $175 – $200 a finished living square foot.

CAN I BUILD THE GARAGE AND PARK MY CAMPER IN IT THEN BUILD THE HOUSE?

Yes. We can build these in phases to accommodate your needs.

HOW DO I KNOW HOW MUCH I CAN SPEND ON A BARNDOMINIUM?

Be sure your budget is a budget that you have worked with your financial institution to come up with. You must know your numbers before you begin this process.
